The main purpose of the Building Survey was to highlight any aspects of the building fabric or construction that may have an impact on our client’s potential purchase.
As part of the building survey, Galbraith undertook a review of the lease documentation for the four occupied units to identify tenant responsibilities for reinstatement, repair and re-decoration from a dilapidations perspective and outlined key lease events.
The client successfully acquired the estate and Reinstatement Cost Assessments (RCA’s) were produced as part of the instruction for insurance purposes.
