The purpose of the survey was to advise on any aspects of the building’s design, construction and condition, which may have a material bearing on the client’s purchase of the property.

As part of the instruction, Galbraith undertook a detailed review of leases, to identify key lease events and tenant responsibilities for reinstatement, repair and re-decoration in anticipation of lease end dilapidations.

Galbraith reported on principal findings immediately following the survey and produced a written report within a week of inspection, meeting the clients strict timescales. A number of items were raised as part of the survey and this assisted the client in the latter stages of negotiations in connection with the purchase.

Following the successful acquisition of the properties, the client then instructed our team to undertake Reinstatement Cost Assessments for insurance purposes.
