The property extends to about 7.65 acres (3.1ha) in all, with about 775m of riverbank. Fishing is from the left bank by wading.

Sam Gibson, a partner with Galbraith, said: “The fishings sit within a highly scenic countryside setting, with woodland to the north and a pleasing view over parkland to the south. The beat boasts a wide array of flora and fauna along the riverbank with a wonderful collection of wildflowers appearing from spring through to late summer.

“The two bedroom period cottage, together with paddock means that this property offers a perfect holiday destination and a wonderful retreat for the dedicated angler.”

The South Tyne River rises high in the North Pennines at Tynehead Fell in Cumbria and flows in a roughly north easterly direction to Warden Rock where it joins the North Tyne to become the River Tyne.

There are 17 tributaries in the catchment area, the largest of which is the River Allen. The confluence of the Allen and South Tyne is within the beat.

The Tyne is renowned as one of the cleanest rivers in the UK and enjoys an excellent reputation as the best salmon river in England.

The season begins in February, with beautiful fish often caught on the opening day. From June, the river system produces steadily, with catches gradually increasing through July and August, and peaking in September and October.

The fishing has been let to a couple of different fishing syndicates in recent history. As a consequence, it is not possible to provide accurate records but it is understood that about 25 salmon and about 25 sea trout have been caught annually.

Whitechapel Cottage is a detached two-bedroom house with two bedrooms, a good reception room with high ceiling, bathroom and a modest kitchen which looks across the river and up the River Allen valley.

The cottage is close to, but set back from, the A69. There is a pretty garden with a good degree of privacy, an outbuilding and a paddock on the east side of the cottage, useful for grazing. The mature woodland between the cottage and the river provides a beautiful setting.  There are no public rights of way across the property.

The EPC is band C, considered very good for a property of this age.

The Whitechapel Cottage and fishing is about three miles west of Haydon Bridge. Haydon Bridge has very good local facilities including a first and secondary school, small supermarket and railway station which links Newcastle to Carlisle. The cottage is conveniently located for the A69.

Hexham, with a wider range of amenities, is about 9.5 miles, while the city of Newcastle is easy to reach (31 miles) and its airport has regular domestic and international flights.

Whitechapel Cottage & Fishing, Haydon Bridge, Northumberland, is for sale through Galbraith for a guide price of £550,000.
