Expanding to some 393 acres (159 hectares) of tidal mudflats, Cuthill Foreshore lies to the north of the Dornoch Firth with picturesque views of the surrounding countryside.
This area of Sutherland is renowned for its scenic coastline, varied countryside and dry climate and Cuthill Foreshore is a valuable habitat for flora and fauna.
Claire Macdonald handling the sale for Galbraith, said: “It’s not every day a section of Scotland’s stunning foreshore comes up for sale and we expect Cuthill Foreshore to attract parties with natural capital and wildfowling interests.
“This foreshore has been in the same ownership for circa 30 years, and together with the local Wildfowling Club, the current owner has exercised the sporting rights over the property in recent years. The shell fishing rights are also included in the sale.”
According to Nature.Scot, the foreshore is designated as a Site of Special Scientific Interest (SSSI), Special Area of Conservation (SAC), Special Protection Area (SPA), a Ramsar designated important wetland and a National Scenic Area (NSA).
Dornoch, with its famous golf course, is just a short drive away and has a good range of shops and amenities as well as schooling up to secondary level, while nearby Tain has a number of major supermarkets. Inverness, less than an hour’s drive away, has all the facilities of a modern city including its airport with regular flights to the South and Europe.
