Sales through the Galbraith Aberdeen office during August to November were up by 23 per cent on the same period last year.

Notably, 71 percent of these sales were to buyers from outside the region, demonstrating its appeal to buyers from near and far.

Hannah Christiansen of Galbraith in Aberdeen said: “In Aberdeenshire the picture is one of returning confidence following the short but sharp economic turmoil in late 2022.

“The factors which underpin the Aberdeenshire property market remain unchanged - including an excellent quality of life amidst some of the most beautiful natural scenery in the country. The Cairngorms National Park is a huge pull for buyers, as is the idyllic Royal Deeside, both of which are a short drive from most areas across the North East. Despite its tranquillity and stunning landscapes, Aberdeen is well connected, with its airport ensuring you can be in London within a couple of hours or Edinburgh and Glasgow within a few hours’ drive.”

“Strong demand continues for detached homes in rural parts of Aberdeenshire, whether traditional or contemporary. At the top of the wish list are properties with a large garden, areas of land, or with open views over countryside.”

Galbraith reports that the rural property market is generally more stable compared with the UK market overall, as the factors influencing demand tend to be enduring. Many buyers have a long term goal of securing a rural property as soon as their budget or lifestyle allows.

Hannah Christiansen continued: “Some homeowners may be reluctant to sell their home at the moment if they feel that the market is in a quiet period. My advice is that, as long as your home is priced correctly, the current market provides an excellent balance of buyer confidence, and good access to finance, while the supply of property remains relatively limited. I would always advise buyers to take advantage of the current stability and certainty in the market.”
